Hello! We’re excited to introduce ourselves. We are the endorsed vendor for The Home Depot for Material Takeoffs (MTOs) and Structural Engineering services.

We deliver MTOs that integrate with The Home Depot’s Pro Desk systems, making it faster than ever for Pro Desk staff to place complex material orders for all your customers’ construction endeavours.


An Established Partnership

Since its inception in 2019, the MTO program has undergone a successful pilot phase and is now expanding nationwide. Our ongoing partnership with The Home Depot aims to fully implement the program across all Canadian stores by the end of 2024.

Introducing the MTO Program

What is an MTO? An MTO is a list that details the quantities and types of materials needed for construction projects based on building plans.

Our MTO estimating software, tailored for The Home Depot’s inventory, provides weekly SKU and pricing updates for current material listings and ensures MTOs reflect locally available products across Canada.

Sunter Homes – Engineering Excellence

Choosing Sunter Homes for your MTO needs means relying on our rich experience as a home builder and renovator. Our field-tested product is grounded in practical experience and aimed at enhancing The Home Depot’s offerings beyond effortless material ordering with insightful data on market trends, contractor preferences, and more.

We aim to deliver MTOs within two business days, significantly easing the workload for Pro Desks, improving MTO accuracy, and facilitating the introduction of new Home Depot engineered products.


How It Works

1. Submission:

The customer submits digital floor plans to the Home Depot Pro Desk.

2. Assessment & Payment:

The Pro Desk forwards the plans to Pro Support for pricing.

3. Approval & Execution:

Following customer payment, Pro Support sends the plans to Sunter Homes.

4. Completion & Order Processing:

MTOs that include engineering are returned to Pro Support within seven workdays, while those that do not require engineering are often ready within two workdays. The Pro Desk then integrates the MTO into The Home Depot’s system for order processing.

Our Product Range

Our MTOs source a wide array of Home Depot construction materials, from framing and roofing essentials to insulation, drywall, flooring, and more. Our MTO service provides engineered plans to facilitate the purchase of Home Depot I-joists, LVL beams, and hangers.

Our MTOs do not cover site preparation, demolition, and other specific areas.

THREE-TIER PRICING

Explore the three-tier pricing structure for MTOs: Good, Better, Best. Each tier caters to different project sizes and complexities, ensuring tailored pricing proportional to the project’s scale.

‘Good’ – $575

Our most basic MTO, ideal for single material types (A to I as listed below), renovations and additions.

‘Better’ – $1025

Our standard MTO package is ideal for new constructions and projects up to 7,000 square feet without engineering requirements.

‘Best’ – $2390

The Good or Better MTO is bundled with structural engineering services for floor and flat roof assemblies.

 

*Custom quotations are available for projects larger than 7000 square feet.

Drywall, including:

Flooring, including:

  • Plywood for lamination of subfloor where required
  • Laminate floor underlayment

  • Hardwood floor nosings

Soffit, fascia, eavestrough, downspout, including:

  • Aluminum fascia
  • Aluminum J-Trim

  • Eavestrough corners and end caps

  • Downspout straps

Siding, including:

  • Vinyl siding
  • Vinyl J-Channel (also known as Starter)

EXCLUSIONS

MTO will not include any materials relating to the following:

  • Site preparation
  • Demolition
  • Excavation
  • Footings and foundation
  • Backfilling
  • Trusses
  • Truss bracing and blocking
  • Exterior and interior windows
  • Exterior and interior doors
  • Electrical
  • Plumbing
  • HVAC
  • Cabinetry and counters
  • Fireplace
  • Painting
  • Masonry and Stucco
  • Decking

Landscaping;

  • Fasteners, adhesives, and sealants
  • Any materials not included under “Inclusions.”
